Tips That Every Home Buyer Should Follow | Eric Chua : Life ...

Beginners and experts alike should always be learning the latest information related to buying real estate to stay on top of their game. Here are some ideas to help you on your way with real estate.

Be flexible about the choices you have to make. You might not have the financial resources to buy your dream house in your dream neighborhood, but you might have enough to choose one of the two. If you can?t find the perfect home in the correct area, find a less than optimal home in that area.

Legal Representation

TIP! This is a great time to think of investing in property. Property values are lower than ever, meaning some great deals can be found.

If you are thinking of buying a foreclosure, it?s a good idea to use a reputable real estate attorney. There are many complications that can come up when you are buying a pre-foreclosed or foreclosed home. It is wise to have legal representation that is on the lookout for your best interests. The proper legal representation can save you money and headaches over the long run.

Many programs exist to ease the burden of making a down payment, and you have no reason not to see if you qualify for some of them. That, along with getting the seller to pay closing costs, will mean that the money you must save before buying a house can be greatly reduced.

Get a checklist from your Realtor. It is not uncommon for a Realtor to bring a checklist containing all facets of a home purchase, including shopping for neighborhoods to obtaining financing. Such a document is a great way to ensure that all details of the transaction are addressed.

TIP! If you submit an offer for the home you love and the seller does not accept it, do not lose hope. They may be willing to cover the price of the closing costs or make some repairs to the home before you move in.

Your real estate agent is critical in your home buying process. You can find information about any Realtor through the Better Business Bureau or the Internet. The very best references are those from close friends, family members and reliable co-workers.

It is not necessary to buy a home that has more than one fireplace unless the climate calls for it. All you need is one fireplace in the family room. Cleaning multiple fireplaces can be tedious, and more than likely, these fireplaces won?t be used anyway.

Mls Listings

TIP! Don?t purchase properties before thoroughly researching them. When you are buying property to rent out, you should look at some certain things.

If you?re interested in investing in real estate, a good idea is to do so with the assistance of a broker or real estate agent. They have access to many resources that aren?t open to the general public. Many brokers use special software that makes sorting through the MLS listings much easier and more efficient. When you go over MLS listings by yourself, you will be able to find more awesome deals that you may have gone over before.

Remember your goals when investing in the real estate market. Some goals are short term, but others are longer term. If the investment that you?re considering doesn?t fit in with t he goals that you?ve set, don?t do it. Some owners of property fail to ensure their bills and finances are met and lose money.

Make your dream home your reality. Although many say that this is a bad time to purchase or sell larger properties, others have a different opinion. Buying your dream house now could a good thing now, as the prices of homes continue to climb.

TIP! If you are planning to move to another area, go on the Internet to research the neighborhood in which the property is located. There is plenty of information available to you, even if you are thinking about moving to a small town.

Real Estate

A simple method in starting your process in real estate buying is to get organized. Start by dedicating a notebook to real estate information you glean from friends, real estate agents, newspapers and the internet. If you use this method, you will have all of your findings in one place if you need to refer to it.

When you are looking for a new home, you should be accompanied by a trusted individual who knows plenty about buying homes. This is true even if you are purchasing just for yourself. This is especially helpful because they might see faults and potential problems with the house that you may not notice. Advise them to make a list of questions for the realtor.

TIP! When in the market to purchase a new home, always consider your long-term situation. While you might not have children yet, you may want some in the future.

If you want to increase the value of real estate that you own, do some remodeling or repairs to the property. This way, you can have an investment return quickly, because the value of your property will go up. The value of the home should increase more than the investment.

Come up with the money for your minimum mortgage down payment. Without a proper down payment, you will have to pay for private mortgage insurance (PMI). This means you have to spend extra money every month just to prove you can afford your payments without actually working toward paying back your mortgage.

When you are interviewing real estate agents, make sure you have a list of questions already planned out. Ask about things that really matter to you. For example, you might ask if they have sold a lot of homes in your area of interest, and find out the number of homes they have sold during the past year. Any agent should be ready to give you answers to these questions professionally.

TIP! Before you purchase a home, have an inspector come take a look. If you don?t you could wind up with a home that will need a lot of repairs.

Real Estate

As you have read, researching and using common sense can make purchasing real estate fairly easy. These tips should help you become a savvy real estate

BBC 'sorry' for daring to report queen's comments

Geoff Pugh / AFP - Getty Images, file

Queen Elizabeth II meets BBC journalist Frank Gardner at an event in October 2011. The BBC apologized on Tuesday after Gardner reported a conversation with the queen.

By Keir Simmons, NBC News

Analysis

LONDON - Imagine this: President Barack Obama makes an indiscreet remark to a reporter. ?The White House complains after the journalist reports the newsworthy encounter. The reporter and his network apologize.

Hard to visualize, isn?t it?

But something very similar did happen with the U.K.'s head of state this week. ?

Highly respected BBC journalist Frank Gardner reported a controversial conversation with Queen Elizabeth II about radical Islamist cleric Abu Hamza al-Mazri,?who on Monday lost his appeal against extradition to the United States to face terrorism charges.?

Cleric al-Masri loses bid to avoid extradition to US on terror charges

Buckingham Palace was reportedly outraged. Gardner and the BBC --?seen by many as a standard-bearer for quality journalism around the world --?issued a groveling apology.?

Peter Morrison / AP

Britain's Queen Elizabeth II arrives in Enniskillen, Northern Ireland, on June 26.

So does the British media have different rules for covering the royals?

Three-quarters-of-a-century ago newspapers in this country remained silent as U.S. journalists excitedly reported on a relationship between the future?King Edward VIII?and American divorcee Wallis Simpson. ?The relationship eventually led to Edward abdicating the throne.

And in the last month, most British news outlets refused to publish those naked Prince Harry pictures, while the U.K. media said "non" in unison to the French paparazzi snaps of Catherine, Duchess of Cambridge - the former Kate Middleton - topless.

Criminal case continues over topless Kate photos

The intimate pictures were viewed by many British editors as an invasion of privacy. ?

But while stories about royal love affairs, and pictures of cavorting young royals are arguably an invasion of privacy, this latest spat between Buckingham Palace and the media is of another order entirely.? That is because while the queen signs off on Britain's laws, guides the prime minister and entertains visiting leaders from around the world, by tradition and according to convention she cannot and must not be seen to take sides.

Queen Elizabeth II is celebrating 60 years on the throne. Watch archival footage from her childhood and ascension to the throne to the present day.

In fact, a constitutional crisis could ensue if she is seen to be meddling.?

That said, the queen is involved in affairs of state.?

'Vivid combination'
The prime minister meets with the monarch every week.? She has held these sessions since Prime Minister Winston Churchill?s days.? Yet what is said is never shared.? If the queen does give advice no one is ever told what it is.

Former Prime Minister Tony Blair went further than most when in his diary he described the visits to the palace as, ?A vivid combination of the intriguing, the surreal, and the utterly freaky.??

More coverage of Britain's royal family on TODAY.com

But even he did not recount a word of what was actually said.

Many speculate on what the queen's political views might be, but very few people know for sure what they are.

So given the long-standing conventions governing interactions with the monarch, any opinion the queen did share with Gardner would have been off-the-record and not for reporting.? Otherwise she would not have expressed a view.?

And journalists, of course, have a duty not to reveal their sources where confidentiality has been promised.

In that sense Gardner broke a simple rule of journalism. If you're told something off the record, you can't source it without permission.

If the queen did share vigorous views on al-Masri's deportation to the United States?-- she was apparently so upset about the U.K.'s inability to arrest him that she spoke to top government officials about it -- then it was meant for Gardner's ears only.

Four terrorists wanted on charges in the US have lost their case at the European Court of Human Rights and will be extradicted to the US after years of legal battles. ITV's Lucy Manning reports

But not everybody sees it that way.

?We have to ask: if the BBC had revealed another source, under any circumstances at all, would the apology have been so rapid? Or is it, again, different for the royals?? columnist Archie Bland pondered in the left-leaning Independent newspaper.

So is it different for the royals, or at least the queen, in one important sense. Being unelected she is not supposed to have an opinion. That's the deal. She gets to be queen because she rises above politics.

She might be a highly experienced ?sponge,? as described by royal biographer Hugo Vickers, who brings the wisdom built from decades on the throne, but according to British tradition she is definitively not a politician or an opinion-leader.

Queen leads giant Diamond Jubilee flotilla on London's rainy Thames

Many argue that the reason she makes such a good head of state is precisely because she?s never heard mouthing off about one issue or another.? If she were, if she ventured into the world of the political, it would shake the balance of power in Britain.

Which explains why Buckingham Palace was so upset, and why the story is causing such a stir. It is also why Britain's future king, Prince Charles, ruffles feathers when he expresses views about the environment or architecture.

In pictures:?Britain honors Queen Elizabeth II with Diamond Jubilee

Probably many British people will be pleased to hear that the queen is prepared to express strong opinions when necessary, albeit in private.

But the queen will not want it to happen again. She knows how much damage it can do to her, her family and her country.

Major Cable ISPs Challenge Xbox on its Own Turf with Cloud Gaming

On the cusp of cloud-gaming outfit OnLive going down in flames and evaporating, it appears that major ISPs are looking into their own cloud-gaming delivery services to players who use Internet-enabled devices such as smart TVs. According to a report in Bloomberg, AT&T Inc., Verizon Communications Inc., and Time Warner Cable Inc. expect to start trails in cloud gaming services as early as later this year with wider deployments expected as early as 2013.

It?s suspected that this move might be a strategic maneuver against consoles such as Xbox, Wii, and PlayStation as these devices become less consoles and more Internet-connected devices that themselves rely on cloud-gaming services. In fact, the Xbox has long been seen as Microsoft?s stealth-offering to the living room cloud.

ISPs sending games to Internet-enabled TVs is essentially the opposite of Xbox?s gaming console seeking to bring TV and media programming into themselves via the Internet; but it falls into almost exactly the same markets. Also, looking at the free-to-play console coming from OUYA, there may be a great deal of new competition entering this market.

Although, it?s hard to see anyone actually toppling the three major consoles from their video game King of the Mountain.

In addition to AT&T, Verizon and Time Warner Cable, Comcast Corp. (CMCSA) and Cox Communications Inc. are also in talks to offer video-gaming services, the people said. They?re all looking to go beyond social games from Zynga Inc. (ZNGA) and casual games such as ?Tetris? and ?Solitaire,? with technology that can deliver the most advanced action games from top publishers such as Electronic Arts Inc. (EA)

For technology, the carriers are turning to startups such as Playcast Media Systems, CiiNOW Inc. and Agawi Inc., which provide software to speed delivery of real-time gaming. Executives at each of those companies acknowledged that they?re in talks with U.S. carriers, declining to say which ones.

According to the National Cable & Telecommunications Association Verizon had 4.47 million TV subscribers, while Cox had 4.66 million. This might actually generate a dent when it comes to Internet-enabled TV subscribers vs. people who happen to own a game console (which also have a deep penetration into the consumer market.)

The big difference is that people who might use their Internet-enabled TV for gaming will not be seeking the same type of games that gamers who go to consoles. As mentioned above, EA and Zynga might be major players in this new market with social and casual styled gaming?whereas players who go to Xbox and PlayStation often play games such as Call of Duty: Modern Warfare 3 and the upcoming Black Ops 2?high graphics, massive action games that require local processing and would not play well over a cloud-gaming service.

Internet-enabled TVs and current streaming technology in the market?

With the loss of OnLive in the market, all that remains in the cloud-gaming is Gaikai?who just happen to have been bought by Sony, the developer of the PlayStation and numerous Internet-enabled TV products. Even if major ISPs open up their own market for cloud-gaming, they will have to contend with the primary rival to OnLive still persisting in that marketspace and hooked into a major manufacturer of SmartTV technology as well as someone who already does consoles.

The PlayStation may be an expensive venture, whereas a SmartTV might just come with a new TV anyway, but PS3 players have a wider variety to work with than someone who just gets their games and such via their cable or ISP to their Internet-enabled TV.

Of course, this does mean that both EA and Zynga will see a huge boost in audience by going through these major ISPs and cable companies in order to have their games pushed to Smart TVs; but it?s not a good time to write off consoles themselves, especially with Gaikai still pushing their advantage.

Car colour therapy ? a shrink for your wallet ... - Personal Finance 4 All

Italian car-makers Fiat have produced a ?colour therapy? range for their snazzy Fiat 500 and not only do they make you look stylish, they can generate cash too. Valuable or peculiar cars can be a show-in for a logbook loan, meaning this simple colour therapy could help counsel your finances back to the black.

Drive your finances back to health

Loaning the logbook to a company who promise funds can understandably sound dodgy and many people are wary of such endeavours. But those people are still struggling, and nothing ventured means noting gained.

You would have the car anyway, let the man have the logbook for a couple of years, you still get to use the car as normal and you get a nice wad of cash to pay your bills. In no time you?ll be back to financial help and you won?t have had your credit file ravaged by inquisitive bank-loan types.

Credit file remains in filing cabinet

This is a great feature and a reason logbook loans are increasing in popularity. Your credit file is in no danger of being checked because the companies use your car as a secured deposit. It?s simple, if you don?t pay the money back your car is kept. No questions asked, a simple transaction that can bail you out in times of need.

It?s a brilliant way to get into funds if you?re in bad credit, all that you have to do is hand over the V5c document to the loan specialist and they keep it for the duration of the loan, once it?s repaid it is returned and you?re free to live your life.

When did my credit turn bad?

Bad credit occurs when default fees, late payments charges or even default notices are added to your credit file. Every creditor has access to this and any blemishes on the file do not bode well for future credit. If you?ve missed a couple of catalogue repayments, then a logbook loan may be the way to go.

Before you take out a loan make sure to do some research online and make an educated decision about it.

Arrest of Google Brazil head stirs debate over Web

Google Inc.'s head of operations in Brazil was detained by the country's federal police Wednesday, Sept. 26, 2012 after the company failed to heed a judge's order to take down YouTube videos that the court ruled violate Brazilian electoral law. The detention came as another court ordered YouTube to remove clips of an anti-Islam film that has been blamed for deadly protests by Muslims around the globe, both joining a spate of court-ordered content-removal cases against Google's video-sharing website in Brazil. In this Nov. 22, 2011 photo, Google executive Fabio Jose Silva Coelho poses for a portrait in Sao Paulo, Brazil. (AP Photo/Carol Carquejeiro, Agencia O Globo)

(AP) ? The arrest of a top Google executive is reviving a debate about Brazilian laws that hold services such as YouTube responsible for the videos posted on them, making the country a hotbed of attempts to stifle digital content.

Legal experts said Thursday that Google violated a judge's order to take down videos on its YouTube subsidiary that target Brazilian political candidates ? and that the judge was completely within the law in issuing the arrest warrant.

But they said the arrest of Fabio Jose Silva Coelho, the head of Google Inc.'s Brazil operations, underscores the need to modernize laws that treat offensive material on the Internet like material that is carried by newspapers, television and radio, holding platforms such as Google responsible for user-provided content.

Coelho was released shortly after his arrest Wednesday and agreed to appear before a court at an as-yet undetermined time.

"Our laws trying to govern the Internet are outdated," said Jose Guilherme Zagallo, head of the Brazilian bar association's commission focusing on information technology law. "It's not clear who is responsible for content, and that creates uncertainty for Internet companies, users and judges, who are left to interpret laws not written for the Internet."

Brazil's strict electoral laws limit what critics can say on television, radio and the Internet about candidates for office. On several occasions in recent years, media outlets have faced stiff fines for breaking the laws, but few if any officials were arrested.

Google's alleged infractions, however, are more widespread, simply because of its omnipresence. Ahead of municipal elections in Brazil next month, Google has received requests in more than 20 states to remove videos that allegedly violate those restrictions.

Google has faced a landslide of content-removal requests around the globe, including in the U.S., but Brazil makes more requests than any other nation, according to the company's summary of all the demands. Most such demands relate to legitimate attempts to enforce laws on issues ranging from personal privacy to hate speech.

Brazilian government agencies alone submitted a total of 194 content-removal requests during the final half of last year, according to a summary released by Google in June. Running just behind that was the United States, where police, prosecutors, courts and other government agencies submitted 187 requests to remove content over the same period.

Google says it complied fully or partially with 54 percent of Brazilian removal requests in the last half of 2011. Most requests involved YouTube and charges of defamation. Other requests involved the social networking site Orkut and requests to remove illegal content, such as child pornography.

Separately this week, another Brazilian court ordered YouTube to remove clips of an anti-Islam film that has been blamed for deadly protests by Muslims around the globe. Google is now selectively blocking the video clips in countries that include Libya and Egypt. Google has said it made the decision to block the video in such places due to "the sensitive situations" there.

Brazil's legal action targeting a Google executive, while rare, is not unprecedented. In 2010 in Italy, a judge held three Google executives criminally responsible for an online video of an autistic teenager being bullied. The executives were given six-month suspended sentences.

A judge in Mato Grosso do Sul state ordered Coelho arrested because the company had not removed YouTube videos making incendiary comments about an alleged paternity suit aimed at Alcides Bernal, who is running for mayor of the city of Campo Grande.

Google said it was appealing the decision. "Being a platform, Google is not responsible for the content posted on its site," the company said in a statement. Requests for further comment were not answered by Google on Thursday.

Bruno Magrani, a researcher at the Center for Technology and Society at Rio de Janeiro's Getulio Vargas Foundation, said that unlike the United States and some other countries, Brazil doesn't have legal protections for online service providers that host content provided by third parties.

There is pending legislation that would provide some protection for intermediaries such as Google. Earlier this month the company joined Facebook and online retail site MercadoLivre in sending an open letter supporting the passage of the law, called Marco Civil.

"Marco Civil establishes that providers of Internet applications are not responsible for content published by users," the letter says. "Various economic, social and legislative factors justify not holding providers responsible; without that protection, the use of online applications and platforms would be limited, which would be a loss to users."

While the measure would create some protections, it would not resolve the legal tangle facing Google's Coelho or prevent the situation from recurring, Magrani said.

The Marco Civil is general legislation, and could still be trumped by more specific electoral laws. Those laws treat an Internet platform such as Google as if it were a newspaper or a television station, holding it responsible for its content.

"It's a very serious situation," Magrani said. "Brazil needs to change its electoral law to accommodate the nature and the characteristics of the Internet. The Internet cannot be treated in the same way as traditional media."

First, he said, an Internet company cannot evaluate all the content it carries in the same way a newspaper or television channel can because of the sheer volume.

Second, "the Internet has no editor. And we don't want an editor," Magrani said.

He said asking a company to determine what users can upload is a dangerous step that could undermine freedom of information.

"If we continue threatening to jail heads of companies who don't verify content before it goes on the Internet, we will end up living in a state of censorship," he said. "If the company is running a high risk, it'll start posting less and less material. ... If companies start to feel afraid of retaliation, they'll start censoring."

The lack of protections for Internet platforms can also have a chilling effect on the development of small- and medium-size high-tech companies in Brazil that don't have the resources of big companies like Google, Magrani said.

The federal government is investing heavily to promote the tech sector, but Brazilian legislators need to diminish legal risks for startups, he said.

Maria Clara Garcaz, a 20-year-old university student in Rio de Janeiro, expressed worries about the court action.

"It's like we live in a silent, disguised dictatorship. When we had our real dictatorship, at least you knew for certain what you could and couldn't say," Garcaz said. "Political speech can be censored at any time and it's moving into the Internet, exactly where people speak out."
